What the Role Actually Involves
The title is Sales and Resident Experience Consultant, and both halves of that title matter. On the sales side, Berkshire expects a closing ratio of at least 20%. That's a real number, and it means you need to qualify traffic, manage follow-up, and move prospects through a decision without being pushy about it. Tour routes and model units are your responsibility to maintain. If a prospect walks in and the showcase looks tired, that's on you to catch first.
The resident experience side of the role covers what happens after the lease is signed. You're keeping communication professional, responding to concerns, and feeding ideas to the property manager on ways to improve satisfaction and reduce delinquency before it starts. Administrative accuracy matters here too. Lease files, written communications, and system entries all require attention to detail, and gaps tend to surface at the worst possible times.
Berkshire owns and manages its own portfolio, so this isn't a third-party management setup where priorities shift when an owner changes direction. You're working within a company that has a direct stake in how the property performs long term.
What the Work Looks Like Day to Day
A realistic day includes answering prospect inquiries before a scheduled tour arrives, walking the model and tour path to confirm presentation quality, handling a current resident's maintenance follow-up question in the middle of a leasing conversation, and updating your traffic and closing data before the day ends. It's not glamorous administrative work, but it shapes whether occupancy holds or slips.
Strong candidates in this role tend to be people who can read a room quickly and adjust. A prospect who's still comparing two properties needs a different kind of conversation than one who's already emotionally decided. Knowing which situation you're in, and responding accordingly, is what separates consultants who consistently hit closing targets from those who plateau.
- At least two years of customer-facing experience in any transferable service environment
