Leasing Consultant
CommonPlaceIt's a Saturday morning and two prospects are scheduled back-to-back. You check the model, confirm the tour path is clean, pull up the morning's leads, and make sure your follow-up emails from Friday went out. Before the first appointment arrives, you already know which floor plan fits their budget and what questions they're likely to ask.
That's the rhythm of leasing at CommonPlace, a property management company based in Wisconsin with communities designed to feel genuinely connected to the neighborhoods around them. The Leasing Consultant at their Madison property on Grand Canyon Drive carries the work from first contact through executed lease. This includes greeting prospects, leading tours, explaining amenities and community features, and then guiding applicants through the full application sequence: screening, deposits, lease documents, and move-in. It's a full-cycle leasing role.
Daily Responsibilities
The day-to-day spans more than just tours. You'll keep resident files current, enforce renter's insurance compliance, and collaborate with the maintenance team to make sure units are move-in ready. Curb appeal and make-ready quality are part of your scope in a practical sense, not just in theory. You'll also support renewals by preparing documents and meeting with residents to walk through their options, which is one of the more relationship-oriented parts of the job. On the marketing side, you'll use social media, listing platforms, and the property website to generate traffic, and you'll be expected to respond to incoming leads quickly and follow up consistently. Community events are part of the role too, both planning them and participating.
What the Role Requires vs. What It Builds
This position requires solid communication skills, both written and verbal, a professional presentation, and the ability to work weekends. Prior leasing experience is preferred but a background in customer service or sales translates well. Proficiency in Microsoft Office is expected; familiarity with OneSite or AppFolio is a plus. The physical demands are real: you'll be on your feet, walking properties, conducting tours throughout a shift.
What the role builds is a different list. Consultants who work full-cycle leasing develop a practical understanding of how occupancy and traffic patterns connect to overall property performance. You'll get direct exposure to lease compliance, market comp tracking, and applicant screening, all skills that transfer directly into a leasing manager or assistant manager position. The compensation structure here, $21.00 per hour plus commission, means you'll also develop an instinct for closing that a flat-hourly role won't teach you the same way.
- Leasing experience preferred; customer service or sales background considered
- Microsoft Office required; OneSite or AppFolio experience a plus
- Weekend availability required
- Strong written and verbal communication
- Ability to walk properties and stand for extended periods
