Leasing Consultant

Student housing leasing is its own category. The residents are younger, the parents are often part of the conversation, and the leasing calendar runs on an academic cycle that doesn't care about your holiday plans. The Experience Team Member role at The Scion Group's Village at Muller Park in Bloomington is built around all of that.

What This Role Actually Involves

The title says "leasing consultant" but the job is closer to a hybrid of sales, community ambassador, and front-desk operations. You'll tour prospects, field questions from future residents and their families, help push leasing initiatives, and support social media content. That's the visible part. The less glamorous side includes logging packages, keeping the office and amenity spaces presentable, following up on maintenance requests, and covering after-hours lockout calls on a rotating basis. Those after-hours duties are real, so if your schedule can't flex around an occasional evening call, this isn't the right fit.

Bloomington is a college town built around Indiana University, which means the leasing cycle here is intense and predictable in equal measure. Traffic spikes in fall and early spring. Turn season, when hundreds of residents move out and new ones move in within a compressed window, is the hardest stretch of the year. Scion expects this role to be present and functional during all of it, including summers and holidays when other people are off.

Who Does Well Here

Strong candidates in this kind of role aren't just friendly. They're organized under pressure, comfortable switching between a sales conversation and a package log in the same hour, and genuinely good at communicating with a wide range of people, from an anxious 18-year-old moving out of home for the first time to a parent calling with lease questions. If you need a rigid daily routine to feel productive, leasing in student housing will test you.

  • Customer-first mindset with real follow-through, not just warmth
  • Comfortable working daytime business hours plus an on-call rotation
  • Available during Turn, summer, and holidays
  • Strong written and verbal communication across platforms
  • Self-directed and reliable without needing constant supervision
  • Eligible to work in the U.S. (visa sponsorship is not available)

Where This Can Take You

ETM roles at student housing companies like Scion tend to be genuine on-ramps. People who perform here often move into assistant manager or leasing manager positions within a few years, with exposure to full-cycle leasing operations, marketing, and resident relations already on their resume. The skills you build, reading traffic patterns, handling objections, coordinating with maintenance, supporting Turn logistics, transfer cleanly into conventional multifamily roles too if you ever want to move in that direction. It's a real start, not just a stopgap.
