A Leasing Role Built Around Relationships, Not Just Renewals

Student housing operates on a rhythm that's unlike any other segment of property management. Leases turn on an academic calendar, traffic spikes around housing fairs and move-in weekends, and your residents are navigating a major life transition while they're also deciding whether to re-sign. The Experience Team Member role at Lark Chapel Hill sits right at the center of that dynamic, and it requires someone who genuinely connects with people, not just someone who can recite floor plan pricing.

Scion has built its brand around the student living experience, and this position reflects that. It's part leasing consultant, part community ambassador, part administrative coordinator. On any given day, you might be giving a tour to a prospective resident and their parents in the morning, helping coordinate a resident engagement event in the afternoon, and fielding a package pickup or lockout call in the evening. The variety is real, and so is the pace.

What the Work Actually Looks Like

Your core focus is customer interaction: tours, follow-ups, fielding objections, and communicating what makes the community worth choosing. You'll also contribute to local marketing efforts and assist with social media content, which means you need to understand both the sales side and the storytelling side of leasing. Beyond the front-facing work, there's property administration involved: maintaining office organization, logging and retrieving packages, scheduling maintenance requests, and supporting the overall presentation of the clubhouse and common areas. Turn periods, which in student housing can mean hundreds of move-ins in a single week, are a critical part of the calendar, and availability during those stretches is a genuine requirement.

  • Conduct community and amenity tours for prospective residents
  • Support social media and resident engagement initiatives
  • Handle package management and general office upkeep
  • Follow up on maintenance requests and communicate status to residents
  • Participate in after-hours on-call rotation, including lockout assistance
  • Relay sales barriers and resident feedback to the management team

Who Tends to Thrive Here

The candidates who stand out in this role aren't necessarily the ones with the most leasing experience. They're the ones who stay composed when three things need attention at once, who communicate clearly with an eighteen-year-old first-year student and their parent in the same conversation, and who take pride in how a space looks and feels. Reliability matters more than polish here. The on-call rotation and Turn availability requirements aren't optional, and the team depends on everyone pulling their weight during the high-demand stretches.

This kind of role also builds a strong foundation for growth in property management. Leasing consultants who develop a feel for traffic patterns, objection handling, and resident relations often move into assistant manager roles, and student housing specifically gives you exposure to lease-up pressure and high-volume operations that translate well across property types. Chapel Hill's market, anchored by UNC, keeps demand active and the leasing environment genuinely competitive, which means the skills you build here are real ones.

Scion offers health, dental, and vision coverage, 401k matching, paid parental and maternal leave, PTO, and learning reimbursement. A discretionary annual bonus is also part of the package. Work authorization is required; visa sponsorship is not available.
