You'll also use organizational skills daily, managing packages, maintaining the office, tracking maintenance requests, and keeping common areas presentable. Neither side of the job is optional. Strong communicators who can shift tone quickly do well in this role. One conversation might be with a prospective student weighing housing options. The next might be a frustrated resident waiting on a maintenance follow-up. The ability to read those situations and respond appropriately is what separates consultants who hit their numbers from those who don't.

What You'll Actually Be Doing

University House Midtown is a student housing community in Atlanta, and the pace reflects that. Leasing cycles in student housing compress fast. Most of the year's occupancy gets decided well before summer, which means your sales activity needs to be consistent, not reactive. You'll execute leasing and engagement initiatives set by management, contribute feedback on what objections prospects are raising, and assist with local marketing recommendations.

On the administrative side, the work is straightforward but requires follow-through: package management, office upkeep, maintenance request coordination, and after-hours lockout coverage on rotation. None of it is glamorous, but it keeps the community running and directly affects how residents feel about living there.

Turn periods deserve a specific mention. Student housing turns over heavily in the summer, and availability during that window is a real requirement. If your schedule can't flex during turn, this role isn't the right fit.
