Leasing Consultant

Leasing is one of the few property management roles where your entire day is shaped by other people's timelines. A prospect calls on their lunch break. Someone walks in unannounced at 4:45 on a Friday. A move-in falls apart because a document is missing. Waypoint Management Services is hiring a Leasing Consultant for their Palm Bay, FL community, and the role rewards people who handle that kind of variability without losing their composure or their close rate.

What the Work Actually Looks Like

You'll own the full leasing cycle, from the first inquiry call or walk-in tour through application review, lease prep, proration calculations, and move-in day. That means you're both a salesperson and an administrator. Traffic has to be logged accurately. Files have to be organized well enough that a manager can approve them without chasing you for missing documents. The model and leasing office need to be tour-ready every day, not just when you're expecting someone.

Prospect follow-up is a real part of this job, not an afterthought. Overcoming objections, staying on top of a waitlist, and converting hesitant leads into signed leases takes consistency. You'll also support renewal outreach and contribute to external marketing efforts to keep the pipeline moving.

Bilingual ability in English and Spanish is preferred, which reflects the resident base in the Palm Bay area. Weekend rotation is part of the schedule, so that needs to fit your life before you apply.

What Waypoint Is Looking for

  • At least two years in leasing, sales, or hospitality (preferred)
  • Comfort with Yardi and CRM platforms, or a real willingness to learn them quickly
  • Working knowledge of Fair Housing regulations
  • Valid driver's license
  • High school diploma or equivalent

The candidates who tend to stand out in leasing roles aren't necessarily the ones with the most polished pitch. They're the ones who follow up consistently, document everything correctly, and treat a $1,200-a-month apartment with the same care as a luxury unit. Attention to the paperwork side of leasing is what separates a good closer from a good leasing consultant.

Waypoint offers monthly leasing and renewal bonuses, a leaser-of-the-month monetary reward, an employee housing discount, medical/dental/vision benefits starting on day one, 401k with company match, 120 hours of PTO in the first year, two floating days, and commuter and referral benefits. The bonus structure means your effort has a direct line to your paycheck, which is worth noting if you're coming from a flat-salary sales role.

This role is a legitimate entry point into multifamily property management. Leasing consultants who build strong occupancy records and get comfortable with the operational side of a community often move into assistant manager roles, where the work shifts toward financials, delinquency, and reporting. The leasing foundation transfers directly.
