Leasing and Resident Experience Manager
Sunrise ManagementSkills This Role Runs On
This position lives at the intersection of sales, operations, and hospitality. You'll use leasing conversion skills daily, but the job also demands strong data literacy. Occupancy trends, renewal percentages, lease expirations, lead source performance, and resident satisfaction scores all feed into decisions you'll make and recommendations you'll present to senior leadership. If you can read a report and translate it into a concrete action, that's the core competency here.
Communication runs a close second. You're coordinating between onsite teams, Regional Managers, a Roving Leasing Agent, and a Resident Services Professional. Clear written and verbal communication keeps all of that aligned, especially when you're stepping into communities during a Community Manager vacancy and need to maintain leasing momentum without skipping a beat.
What You're Actually Managing
Sunrise Management is hiring for a Leasing and Resident Experience Manager based in San Diego, with a salary range of $62,400 to $72,800 depending on experience. The scope is portfolio-wide, not site-specific.
Day to day, you'll own the renewal pipeline across the portfolio. That means tracking lease expirations, launching renewal campaigns, monitoring conversion rates, and flagging retention risks before they become turnover. You'll also develop and enforce leasing strategy across multiple communities, watching traffic volume, pricing trends, concessions, and competitor activity to keep occupancy targets on track.
When a community loses its Community Manager, this role fills the operational gap. You coordinate tours, process applications, handle resident communications, support move-ins, and keep service requests moving. It's hands-on coverage with real operational weight, not just oversight from a distance. A valid driver's license and reliable transportation are required because regular travel between properties is part of the job.
You'll directly supervise two roles: a Roving Leasing Agent and a Resident Services Professional. That means setting measurable goals, coaching performance, managing workload priorities, and conducting reviews. Multi-site leadership experience helps a lot here because balancing staffing needs across a portfolio requires judgment that single-site experience doesn't always develop.
What Makes This Role Work at Sunrise
Sunrise positions itself around resident hospitality, and that framing matters for how this role is evaluated. Occupancy and renewal numbers are the primary metrics, but resident satisfaction scores and online reputation metrics are also tracked and reported to the Regional Vice President. Candidates who treat leasing as purely transactional will find the expectations here broader than expected.
The strongest candidates for this type of role tend to share one trait: they treat renewal outreach with the same urgency as new leasing. Many leasing professionals are wired to chase new traffic and let renewals coast on autopilot. Here, renewals are a managed process with campaigns, timelines, and conversion tracking. If you've built renewal programs from scratch at a previous employer, lead with that.
