This position functions as a working supervisor. You're not just managing a work order queue from a shop office. You'll conduct regular property inspections, coordinate turn operations to get vacant units move-in ready, and schedule both your own maintenance team members and outside contractors. Preventative maintenance programs, HVAC systems, irrigation, pools, structural and electrical repairs, and common area upkeep all fall within your scope. You'll also manage parts and supply inventory, keep the maintenance shop organized, and use property management software to track service requests and completed work items.
Coordination with the office team and Business Manager is a real part of the job. Show units need to be presentation-ready, and the leasing side depends on accurate timelines from you on turn completions. That communication loop matters more than most maintenance postings acknowledge.
