Maintenance Supervisor

Olympus Property has earned the National Apartment Association's Top Employer designation three years running (2023, 2024, 2025), which tells you something about how the company treats the people doing the actual work. The Lead Maintenance Technician role at Olympus Latitude in Albuquerque sits at the center of that operation. This is a maintenance supervisor position in all but title, and the scope reflects that.

Day to day, you're running the service operation for the community. That means scheduling your team's daily, weekly, and monthly workloads, coordinating turns so vacant units are make-ready on time, and managing both in-house technicians and outside contractors. You'll handle preventative maintenance, oversee grounds and irrigation, coordinate repairs across structural, mechanical, electrical, and HVAC systems, and keep the shop organized and properly stocked. Monthly, quarterly, and yearly property inspections fall to you as well. You'll work closely with the on-site office team and the Business Manager to keep show units and upcoming move-ins clean and ready.

EPA/HVAC certification is required, along with at least three years of residential or apartment maintenance experience in a technician or supervisor capacity. The schedule runs Monday through Friday, 9 AM to 5 PM, with weekend availability and on-call rotation built in.

What This Role Builds

Lead tech roles are often where strong maintenance careers take a meaningful turn. You stop being purely reactive and start developing skills that compound: team development, vendor management, budget awareness through inventory control, and the kind of cross-functional communication that property managers rely on when things go sideways. People who do this role well often move into Regional Maintenance Supervisor positions or transition into property operations roles where that technical fluency becomes a real asset. The software systems Olympus uses to track service requests and inventory are the same types of platforms you'd encounter across any institutional owner's portfolio, so what you learn here travels.

What separates strong candidates from average ones at this level isn't just technical range. It's the ability to prioritize competing demands without losing track of unit turns, keep a team motivated through busy seasons, and build contractor relationships that actually hold up when you need someone on-site fast. Albuquerque's climate puts real demands on HVAC systems and irrigation, so comfort with both is genuinely useful here.
