This is effectively a working supervisor role: you're on the tools when needed, but your primary output is a well-organized team, a tight work order queue, and units that are ready to lease.
The bulk of your week lives in scheduling and execution. You'll assign daily, weekly, and monthly workloads to your maintenance team, manage vendor relationships when outside contractors are on site, and keep service request volume moving at a pace that protects occupancy. Turn operations are a core responsibility here. When a unit vacates, you're coordinating the make-ready sequence: punch list, repairs, inspections, and final sign-off before the unit hits the leasing floor. Delays in turns cost the property real rent dollars, so your ability to keep that cycle tight matters directly to NOI.
Beyond turns, you'll run the preventative maintenance calendar: HVAC systems, appliances, irrigation, pools, and structural elements across the community. You'll conduct monthly, quarterly, and annual property inspections, keep the shop organized and properly stocked, and stay current on state, federal, and local compliance requirements. You'll also work closely with the Business Manager and office staff to make sure show units are show-ready and move-in units are complete before a new resident takes possession.
A strong Lead Tech at a property like this knows that the service team's output is visible everywhere: in resident satisfaction scores, in delinquency patterns tied to habitability concerns, in the speed at which vacants flip to rent-ready.
