What You'll Actually Do

Mountain Gate and Trails is an AIR Communities property in Las Vegas, and this role puts you in charge of keeping it running. You'll lead a maintenance team, own the full scope of service operations, and report capital and maintenance needs up the chain. That means vendor management, preventive maintenance scheduling, apartment turns, and resident service requests all land on your desk. AIR runs a tech-forward maintenance operation, so you'll work with digital tools that are meant to increase the volume of work your team can handle each day without sacrificing quality.

Budget accountability is real here. You're expected to manage spend efficiently while holding quality steady, which is the perpetual tension of this job. You'll also carry compliance responsibility across AIR's operating procedures and Environmental Health and Safety requirements. Las Vegas is a market that doesn't slow down seasonally the way other regions do, so on-call rotations and flexible scheduling are part of the deal year-round.

Compensation runs $75,000 to $77,000 base, with a 15% target bonus opportunity plus quarterly customer satisfaction bonuses of up to $250 per month for managers who consistently deliver strong resident experiences. An on-site apartment discount is also available.

What You Bring

  • At least three years of hands-on technical maintenance and facilities experience in property management

  • Mechanical aptitude and comfort with physical work, including moving heavy equipment
