Maintenance Supervisor

Sunrise Management runs five Elan-branded communities across San Diego, and this role sits at the center of all of them. Elan Luxo II, Beach Lofts, Bay Lofts, Pacific Lofts, and Coronado Bella Mer each have their own rhythm, their own residents, and their own maintenance needs. Your job is to hold it all together.

This is a multi-site supervisor position, which means your mornings aren't predictable. One day you're coordinating turns at Bay Lofts, the next you're troubleshooting an HVAC issue at Bella Mer while your tech handles service requests across town. A valid driver's license is required, and you'll genuinely use it. The role pays $27 to $33 per hour depending on experience.

The core of the work is what you'd expect from any maintenance supervisor: make-ready units within three to five days of move-out, preventive maintenance logs, pool and spa upkeep, appliance and HVAC repairs, curb appeal, common area cleanliness, and 24-hour service request completion. You'll also handle on-call emergency coverage when it comes up, which it will. That's the honest reality of this kind of role.

What's different here is the supervisory load across multiple sites. You're not just a skilled tech who happens to carry a radio. You're the person who sets work schedules, runs monthly safety meetings, keeps MSDS records current, trains your team on PPE protocols, and stays in close communication with multiple property managers. You'll also weigh in on hiring and performance reviews for the maintenance staff under you, and you'll surface capital improvement recommendations when you see them.

Service requests handled within 24 hours, residents kept in the loop when parts need to be ordered, consistent community inspections. The expectation is that residents feel the attention, not just the repair.

Multi-site supervisors who do this well tend to develop a strong operational picture that translates directly into Maintenance Director roles or regional facilities positions. The exposure to multiple property types, management relationships, and vendor negotiations at this scale is hard to replicate in a single-site role.

What you'll bring

  • At least one year of hands-on property maintenance experience
  • Prior supervisory experience (required)
  • Working knowledge of HVAC, plumbing, electrical, appliances, and pool systems
  • Familiarity with Fair Housing laws and safety compliance requirements
  • Strong communication habits with both residents and management
  • Valid driver's license in good standing
  • Organized enough to track inventory, time sheets, and maintenance logs across sites
