Maintenance Supervisor

MG Properties has spent three decades acquiring, rehabilitating, and operating apartment communities across the Western U.S., and the team at Biscayne Bay in Chandler reflects that institutional depth. This Lead Maintenance Technician role sits at the operational center of the property. Every service request turnaround time, every make-ready that hits or misses schedule, every preventive maintenance cycle completed on time directly affects resident satisfaction scores and, ultimately, NOI. That's the weight this role carries.

Day to day, the Lead Tech is the person who keeps the physical asset performing. You're diagnosing HVAC issues, turning units through the make-ready process, managing service request queues through Yardi, and fielding emergency calls after hours. You're also the person who spots the broken gate at the pool deck before a resident does and corrects it before it becomes a liability. Biscayne Bay is a community, and the physical condition of that community is your responsibility on every shift.

This position reports to the Maintenance Supervisor and carries a real supervisory component. You'll help schedule the maintenance team, inspect work completed by other technicians, run safety meetings, and bring newer staff along on both technical skills and safety culture. HAZCOM standards, SDS sheet management, EPA and OSHA compliance for hazardous materials including refrigerants: these are table stakes, not occasional concerns. HVAC Universal certification is required, and CPO certification is part of the credential set MG Properties expects you to hold.

On the administrative side, you'll track preventive maintenance records, service request status, make-ready progress, and expenditures. Accurate record-keeping in Yardi matters here. The property runs on that data, and it feeds reporting up the chain on unit readiness and capex spend.

What separates strong candidates is the combination of trade depth and communication instincts. Multi-family at scale means you can't spend four hours on a single unit when five other residents have open work orders. The best Lead Techs triage effectively, keep residents informed when timelines slip, and manage contractor scheduling without constant direction from management. If you've turned units on a 200-plus unit property and know what a tight make-ready schedule actually demands, that experience translates directly here.
