Maintenance Supervisor

Maintenance Supervisors at Cottonwood Residential are doing real operational work, not just delegating. At Cottonwood Apartments in Millcreek, Utah, you'll own the full maintenance function for the community: directing your team through daily work orders, managing the make-ready schedule, running a preventative maintenance program, and keeping vendors accountable to scope and timelines. When an HVAC system needs attention or a plumbing repair escalates, you're the one with the technical knowledge to assess it and the leadership to route it correctly.

What You'll Actually Do

The day-to-day covers a lot of ground. You'll assign and prioritize work orders each morning, inspect units and common areas for maintenance needs and safety risks, coordinate vendor scheduling, and track inventory and supply orders against the property budget. Make-ready units will flow through your team, and you're responsible for the quality and pace of that process. You'll also own the administrative side: purchase order tracking, SDS logs, required documentation, and accurate records for equipment and vendor services. Resident communication matters here too. When a maintenance concern comes in, your team's response time and professionalism directly affect satisfaction and retention.

You'll hire, onboard, and develop your maintenance technicians. That means coaching people through technical gaps, setting performance expectations, and building a team culture built around safety and accountability. Entrata experience helps you manage the work order system and keep everything closed out correctly.

What You Bring

  • At least 2 years of multifamily maintenance experience, with 2 or more years supervising a team
  • EPA Type II or Universal certification (required)
  • Strong hands-on knowledge of HVAC, plumbing, electrical, and general building systems
  • Certified Pool Operator (CPO) preferred; CAMT preferred
  • Comfort with budget management, vendor coordination, and inventory tracking
  • Proficiency in Microsoft Office; Entrata experience is a plus
  • Valid driver's license and reliable transportation
  • Ability to lift up to 75 lbs. regularly, with occasional heavier lifts supported by team members
  • Availability for evenings, weekends, and on-call rotation

Where This Role Takes You

Maintenance Supervisor is one of the clearest stepping stones in multifamily operations. The skills you build here, budgeting, vendor management, team development, preventative maintenance planning, translate directly into Regional Maintenance Director or Facilities Manager roles as your portfolio grows. Companies like Cottonwood Residential, which operates across a national multifamily portfolio, tend to promote from within as they scale, and supervisors who demonstrate financial discipline alongside technical competence move up faster than those who lead on technical skill alone. If you've been a strong technician looking to grow into leadership, or an experienced supervisor looking for a company with operational depth, this is the kind of role where those skills compound.

Cottonwood Residential operates as a fully integrated real estate company, meaning maintenance leadership here connects directly to asset-level decisions, not just day-to-day repairs. That's a different context than working for a third-party fee management shop, and it gives you broader visibility into how property performance is actually measured.
