Groundskeeper / Porter

Student housing runs on the visible stuff: occupancy rates, renewal percentages, lease-up timelines. But what keeps those numbers stable is the condition residents see every single day when they walk through the front door, pass the pool deck, or step into a common bathroom. Scion Group's Housekeeper role at Reflection in Atlanta sits at the center of that reality.

What This Role Actually Demands

This is a physically intensive position. You're on your feet for an eight-hour shift, sometimes longer, covering the full spectrum of common area upkeep: pool and spa areas, the club room, public restrooms, laundry rooms, walkways, stairways, and parking areas. Sweeping, mopping, dusting, polishing, debris removal. The work is routine in structure but demands consistency and attention. A pool deck that looks clean at 8am needs to look clean at 5pm too. That kind of standard is harder to hold than it sounds.

You'll also be the first set of eyes flagging damage, deficits, or safety concerns to the maintenance team. That reporting function matters more than it gets credit for. Catching a slip hazard or a broken fixture early keeps liability low and protects both residents and the asset. On an as-needed basis, you may assist with moves and general maintenance support across the property.

The on-call component is real. Emergencies happen outside business hours and on weekends, and this role requires that flexibility. Schedule dependability is non-negotiable.

Skills This Role Runs On

  • Consistent, detail-oriented cleaning across high-traffic common areas
  • Ability to read and follow SOPs, OSHA standards, and safety protocols
  • Accurate documentation of labor and materials used
  • Professional communication with residents and team members
  • Physical capacity to stand eight-plus hours and lift up to 100 lbs.
  • Valid driver's license
  • High school diploma or GED and at least one year of housekeeping or cleaning experience

Working at Scion Group, Reflection Property

Scion Group operates purpose-built student housing at scale, and Reflection is a community built around resident experience. The company invests in structured SOPs and training, so you're not guessing at standards. You're executing against them. Benefits include health, dental, and vision insurance, 401k with matching, paid time off, paid parental and maternal leave, a discretionary annual bonus, and learning reimbursement. That last one is worth noting: for someone looking to grow within facilities or property operations, the education support is a real asset.

Housekeeping in student housing tends to be more demanding than comparable hotel or office roles. Resident traffic is high, turnover periods are compressed, and expectations from both management and residents are visible and immediate. The candidate who thrives here takes ownership of their section, communicates proactively, and doesn't need to be reminded twice about standards.
