Groundskeeper / Porter

Student housing properties run on tight turn cycles. When thousands of residents vacate and move in within a matter of days every summer, the condition of common areas and vacant units determines whether a lease-up lands smoothly or falls apart at move-in. The Porter role at PeakMade Real Estate in Houston exists specifically to keep that machine running between turns and throughout the year.

What the Work Actually Looks Like

Day to day, you're keeping the property presentable and functional. That means cleaning the leasing office, amenity spaces, laundry facilities, and other common areas on a regular schedule. When units turn, you help prepare them for incoming residents, which can include anything from detailed cleaning to moving equipment and materials across the property. You'll also track and maintain cleaning supplies and equipment, respond to requests from residents and management, and flag anything unusual you notice on the grounds. OSHA standards and company safety protocols apply throughout, especially when handling cleaning chemicals or operating machinery.

The physical side of this role is real. You'll frequently lift and move up to 75 pounds, bend and stoop to access equipment, and stay on your feet for most of your shift. Knowing how to safely handle and store cleaning fluids and tools is a baseline expectation, not something you'll be trained on from scratch.

Who Fits Here and Where It Leads

PeakMade operates in student housing, which has its own rhythm compared to conventional multifamily. The turn season is compressed and demanding, and the bar for common area presentation stays high year-round because leasing traffic and prospective residents are constantly moving through. If you take ownership of your section of the property and communicate clearly when something needs attention, you'll stand out.

For people new to property management, a Porter position builds the foundational habits that maintenance technicians and make-ready specialists rely on every day. You learn how a property operates from the ground up, how work orders flow, and how your work connects directly to occupancy and resident satisfaction. Many experienced maintenance techs started exactly here. PeakMade's culture emphasizes accountability and growth, and the company's portfolio spans student housing, multifamily, and build-to-rent communities, which means there's real range in where a strong performer can go over time.
