By 7:30 AM, you're already walking the property at Bexley Square at Concord Mills, picking up litter from the night before and checking the pet waste stations before residents head out for the day. That's the job, and it sets the tone for everything else.
Weinstein Properties has owned and operated apartment communities for over 70 years, and the company is still family-run. That matters here because the approach is hands-on. Groundskeepers aren't invisible; they're a visible part of how the community functions and how residents experience the property daily.
At Bexley Square, you'll handle the full range of exterior upkeep: litter pickup, pet waste station maintenance, trashing out vacant units, light painting, weeding, planting, and pressure washing. You'll run equipment like backpack blowers and golf carts. Some of it is repetitive by design. Litter and pet waste are daily tasks, not occasional ones. The role is outdoors year-round, which means summer heat and winter cold are both part of the schedule.
Physical demands are real. Expect to lift 50+ pounds regularly, bend and stoop through planting and weeding cycles, and stay on your feet most of the shift. The schedule is Monday through Friday, 8 AM to 5 PM, which is a consistent, predictable structure for a physical role.
Pay starts at $17/hour with quarterly bonuses and a $1,000 stay-on bonus available after 90 days in good standing. Benefits include health, dental, and vision insurance, PTO, paid holidays, birthday time off, a 401k, an Employee Assistance Program, and a rent discount.
Weinstein trains from within. Groundskeepers who show a strong work ethic and interest in learning have a real path into maintenance technician roles. This position is a legitimate entry point into property maintenance, not a dead end. The skills you build here, equipment operation, property inspection habits, coordination with a maintenance team, carry directly into more advanced roles on any residential property.
