Groundskeeper - Apartment Community

It's 8 a.m. on a Monday and the parking lot already has weekend debris scattered across it. You grab the blower and start from the far end, working your way toward the leasing office before residents head to their cars for work. That's often how the day begins at Bexley SoCo.

What the Work Actually Looks Like

Weinstein Properties has owned and managed apartment communities for over 70 years, and they're still family-operated out of Richmond, Virginia. Their portfolio spans more than 60 communities across five states. This groundskeeper role sits at their Bexley SoCo property in South Austin, and the schedule is straightforward: Monday through Friday, 8 a.m. to 5 p.m.

The day-to-day is honest, physical work. You'll pick up litter and pet waste daily, clean and restock pet waste stations, trash out vacant apartments as they turn, pressure wash, blow common areas, and do light planting and weeding. When the maintenance or leasing teams need an extra hand, you pitch in. Some days bring light painting or housekeeping-style tasks inside common spaces. The work is repetitive by nature, and that's worth knowing before you apply. If you need variety to stay engaged, this one might wear on you. If you're someone who takes genuine satisfaction in a clean, well-kept property, you'll find a rhythm here quickly.

You'll operate a backpack blower, power washer, and golf cart with trailer. The role requires lifting up to 50 pounds regularly, prolonged standing and walking, bending and stooping, and working outdoors year-round through Austin summers and the occasional cold snap. Heat in particular is real here. South Austin in July is not mild.

Who Fits This Role

• Reliable and punctual. This is the single most important trait. The property doesn't look after itself while you figure out your morning.
• Self-directed. A manager won't follow you around. You'll know your task list and you'll work through it.
• Detail-oriented. Noticing a spill near the mailboxes or a broken bag dispenser before a resident complains is part of the job.
• Physically capable of meeting all demands of the role, with or without accommodation.
• Open to learning. Weinstein promotes from within, and groundskeeper is a legitimate starting point toward a maintenance tech role for the right person.

Pay starts at $18 per hour with quarterly bonuses, and there's currently a $1,000 stay-on bonus available after 90 days in good standing.
