Property Manager

Commercial property management at the General Manager level is fundamentally an ownership proxy role. The GM doesn't just run operations; they represent the client's interests across every decision that touches asset value, from lease administration and CAM reconciliations to capital planning and vendor procurement. Lincoln Property Company is hiring for that role in Clayton, MO, one of the St. Louis metro's most established commercial submarkets, anchored by Class A office and mixed-use assets that attract institutional ownership and demand institutional-grade management.

The Scope of the Role

This position carries full operational and financial accountability for a large or complex commercial asset, or a portfolio of assets, with property managers or senior property managers reporting directly to you. The day-to-day involves a wide range of concurrent responsibilities: tenant relationship management from initial onboarding through move-out, monthly financial reporting with variance analysis, annual operating and capital budget preparation, CAM and OpX recovery billing, and lease administration coordination with the accounting team. You'll approve vendor invoices within the management agreement's authorization limits, run competitive bid processes with written analysis and client recommendations, and maintain proactive AR collection with documented recommendations on delinquency.

Construction oversight is part of the job, whether that's tenant improvement coordination or capital projects. Emergency preparedness planning, monthly property inspections, and keeping vacant spaces tour-ready round out the operational side. On the financial side, you're expected to produce insightful reports, not just accurate ones. Clients at this level expect variance explanations tied to lease events, market conditions, or operational decisions, not just numbers on a page.

You'll also function as a people manager with real depth: recruiting, hiring, scheduling, cross-training, coaching, and delivering performance reviews for your team. Lincoln's structure involves collaboration across accounting, leasing, and construction support teams, and the GM is the one holding those threads together for the client.

What This Role Requires

  • 5 to 8 years of commercial property management experience, with office, retail, or industrial asset background required
  • Bachelor's degree preferred; a strong combination of education and hands-on experience is considered
  • Active real estate license where required by Missouri regulation; CPM or RPA designation (or active candidacy) preferred
  • Intermediate to advanced Excel proficiency; familiarity with MRI and Kardin is a plus
  • Working knowledge of leases, contracts, financial instruments, tax implications, and construction processes
  • Demonstrated ability to prepare budgets with long-term capital plans, forecast outcomes, and deliver ROI and cost/benefit analysis
  • Strong written communication skills, including business correspondence and procedure documentation
  • Availability for after-hours response, weekend coverage, and emergency situations as the role demands

What separates strong candidates from solid ones at this level is the ability to hold the financial narrative. GMs who can walk a client through a variance report, connect a CAM reconciliation discrepancy to a specific lease clause, and present a capital recommendation with a credible ROI case are the ones who build long-term client trust.
