Groundskeeper / Porter

Cortland runs one of the larger multifamily portfolios in the Tampa Bay area, and keeping those communities clean and well-maintained is a direct driver of resident satisfaction and lease renewal rates. The Front Door Waste Technician role sits at the center of that daily maintenance cycle, handling valet trash collection across multiple properties on a set route schedule.

What the Work Actually Looks Like

Each shift, you'll move through assigned apartment communities collecting waste bags directly from residents' doorsteps, transferring them to leak-proof hampers or a designated vehicle, and disposing of everything into onsite compactors or dumpsters. The job keeps you moving: climbing flights of stairs repeatedly, walking parking lots and breezeways, and handling bags that can weigh up to 50 pounds. Beyond the collection route itself, you'll also clear waste from dog stations, pool areas, mail kiosks, and common spaces, then do a final pass for any loose debris around doorsteps and walkways.

Cortland uses a mobile app to track service. You'll log your start and end times, photograph any compliance issues or accidental spills, and document your route through a smartphone. Having a current device with a data plan is a firm requirement, not a preference.

Because this is a multi-site position, you'll drive between properties as part of the regular workday. A valid Class E driver's license is required. Hours include evenings and weekends, which is standard for valet trash programs in multifamily.

Who Fits This Role

  • High school diploma or GED preferred
  • At least one year of experience in waste management, facilities, or a service-oriented environment
  • Working knowledge of EPA and OSHA regulations relevant to waste handling
  • Comfortable working outdoors in variable weather conditions
  • Able to lift 50 pounds repeatedly and handle exposure to unpleasant odors over the course of a shift
  • Strong English proficiency; bilingual candidates are a plus in Tampa's resident mix
  • Owns a compatible smartphone with an active data plan
  • Holds a valid Class E Florida driver's license

Context Worth Knowing

Valet trash programs have become a standard amenity at Class A and B apartment communities across Tampa, and Cortland communities are no exception. Residents expect consistent, on-time service, and missed routes or unkempt doorstep areas show up directly in resident satisfaction scores and renewal decisions. In that sense, this role has a measurable impact on a property's performance even if it's not often framed that way. Technicians who are reliable, thorough, and easy to work with across multiple site teams tend to build a strong track record within property operations, which can open doors to facilities or maintenance pathways over time.

Cortland is a vertically integrated firm with in-house design, construction, and property management, which means there's more internal mobility available here than at a typical third-party management shop.
