Valet trash is one of those amenity services that residents notice immediately when it's done poorly and rarely think about when it's done right. That invisibility is actually the standard. Cortland is hiring a Front Door Waste Technician to run that service at a multifamily community in Dallas, keeping common areas clean, routes completed on schedule, and the resident-facing experience consistent every day.
This is an outdoor, physical role with a defined route and a real finish line each shift. You'll collect waste bags from resident doorsteps, load them into leak-proof hampers and carts, transfer everything to the designated vehicle, and dispose of it into onsite compactors or containers. Beyond the primary route, you're also clearing debris from dog waste stations, pool areas, mail kiosks, parking lots, and compactor zones. Sidewalks and doorsteps get cleaned as you go. You'll walk stairs, cover significant ground on foot, and lift up to 50 pounds regularly.
Each shift, you log start and end times, document your work through a mobile app, and flag any improper or prohibited waste. You're expected to follow EPA and OSHA safety protocols throughout. If a resident, staff member, or manager crosses your path, you represent Cortland in that interaction. The customer service piece isn't secondary here. It's part of the job description for a reason.
Dallas summers are real. You'll work through heat, humidity, and whatever weather shows up, and you'll encounter strong odors as a matter of course. That's worth saying plainly so there are no surprises.
Strong candidates in this role tend to be self-managed. The route is yours to own. A supervisor won't walk it with you every day, so people who take pride in finishing a job correctly without being watched are the ones who tend to stick and grow here. Cortland is a vertically integrated operator with genuine internal mobility, and maintenance-adjacent roles like this one have historically been a foot in the door for candidates who want to move into broader property operations over time.
