Curb appeal drives traffic. Traffic drives leases. And leases drive NOI. It's a chain that starts at the ground level, literally, which is why a property's porter role carries more operational weight than it might appear on an org chart.
Redstone Residential operates more than 38,000 beds across 20 states, making them one of the largest third-party student housing managers in the country. Their conventional multifamily portfolio is growing alongside that student housing base. At that scale, consistent community presentation isn't cosmetic, it's a performance metric.
This is a part-time porter position focused on the cleanliness, safety, and presentation of a Redstone community. The core of the job is keeping common areas, hallways, parking structures, and outdoor grounds in clean, safe, orderly condition. That includes clearing snow and ice, managing debris and animal waste, maintaining landscaping and flower beds, and keeping shared spaces like the clubhouse, leasing office, and model unit looking sharp at all times.
Beyond grounds and common area maintenance, you'll assist with basic repairs and general maintenance tasks as needed. The expectation is that you manage your daily responsibilities with minimal supervision and bring a genuinely friendly approach to every resident and team interaction you have on site.
Shifts run four to six hours, and the role requires the ability to lift 50-plus pounds and stay on your feet throughout. This is physical, hands-on work.
The candidates who stand out in porter roles at larger operators like Redstone tend to be the ones who treat curb appeal as a personal standard, not a checklist. A clean property signals to prospective residents that the management team is attentive, and that perception influences leasing decisions more than most people credit. Redstone offers a 401(k) plan with up to 6% matching for eligible employees.
