What This Role Actually Covers

Ackermann has been developing and managing real estate in the Midwest since 1938, and their Columbus portfolio now spans 10 properties. This floating Maintenance Supervisor position is the technical and organizational backbone across all of them. You'll carry the responsibility for make-ready schedules, vacant unit readiness, preventive maintenance coordination, and after-hours emergency response. That last part is real: after-hours calls happen, and this role expects your availability when they do.

The trade depth required here is genuine. You'll handle specialist-level troubleshooting across plumbing, electrical, HVAC, carpentry, appliance repair, and painting, not just triage and escalate. Aquatherm system experience is a plus the company specifically called out, which signals they have properties with that hydronic piping infrastructure and want someone who won't be learning it on the fly. EPA Type I and II certification is required; CPO and CAMT are preferred.

Budget and vendor management are also part of your daily reality. You'll negotiate rates with local contractors, manage parts inventory, and track maintenance-related spend. If you've only ever been a wrench-in-hand technician and haven't touched a budget or managed outside vendors, this role will stretch you in ways you should think through honestly before applying.

The People Side of a Floating Role

Here's what separates strong candidates from capable ones in a floating supervisor position: relationship agility. You're not embedded at one site with one team. You'll run meetings, participate in hiring decisions, and direct staff across multiple communities, each with its own personality and on-site dynamics. Property managers and residents at each location will have different expectations, communication styles, and histories with maintenance. Being technically excellent matters, but so does your ability to step into a community, read the room, and establish credibility without a long runway.

  • 3 or more years of broad maintenance experience, with supervisory experience required
  • EPA Type I and II Certification required
  • CPO and CAMT certifications preferred
  • Aquatherm system experience preferred
  • Proficiency with Microsoft Outlook and Office products
  • Valid driver's license, proof of insurance, and reliable transportation (you'll be moving between sites)
  • High school diploma or equivalent

The compensation structure includes competitive hourly pay, a quarterly bonus, and lease renewal commission potential.
