Olympus Property has earned the National Apartment Association's Top Employer designation three years running (2023, 2024, 2025), and their Floating Leasing Consultant position gives you a clear look at why. This role covers properties across Albuquerque and Santa Fe, so you're not anchored to one address or one lease-up cycle. You're moving between communities, reading traffic patterns at each, and closing deals across different product types and price points.
The core of the job is conversion. You're greeting prospects, walking units, explaining floor plan differences, and turning that interest into signed leases. You'll also prep move-in paperwork, get keys ready, and enter resident data into the system. On the marketing side, you'll work outreach with locators and local businesses to build traffic, and you'll help plan and run resident events that support retention. Renewal bonuses are on the table alongside leasing commissions, so your compensation has a direct line to both occupancy and resident satisfaction.
Starting pay runs $20 to $23 per hour depending on experience and location, with monthly leasing commissions and renewal bonuses layered on top. Mileage is reimbursed given the travel between sites. The schedule is full-time Monday through Friday with required Saturdays and occasional after-hours resident events each month.
Candidates who tend to perform well in floating roles have sharper product knowledge than their peers. When you're covering multiple properties, you can't fake familiarity with unit layouts, concession structures, or what's sitting vacant and why. The consultants who hit their numbers consistently are the ones who review occupancy and traffic data before they show up at a site, not after. If you've worked a lease-up or covered a sister property during a staffing gap, that experience translates directly here.
Benefits include medical, dental, and vision coverage, a 401(k) with employer matching, educational assistance and tuition reimbursement, pet insurance, short and long-term disability, life and AD&D insurance, paid time off, an apartment rental allowance, and a sabbatical program. Olympus also offers defined career pathing, which matters in a floating role because your exposure to multiple communities and management styles tends to accelerate the path toward assistant manager or property manager faster than staying fixed at a single site.
