Experienced Apartment Assistant Manager | Pay: 50k + Quarterly Bonus, Renewal, and Sales Commissions
Village GreenGarden-style communities built in the early 1970s occupy a specific and demanding corner of multifamily operations. The units carry charm and character, but the day-to-day work is grittier than at a lease-up or a Class A high-rise. Delinquency management, aging infrastructure, and residents with long tenure all require a different kind of attention. Village Green's Element Valley West Des Moines is that kind of property, and the Assistant Manager role here will build skills that are genuinely hard to develop anywhere else.
The Property and What the Work Actually Looks Like
Element Valley is a 252-unit garden-style community with a mix of original and upgraded homes. Select units have been brought forward with granite countertops, shaker cabinetry, stainless appliances, and in-unit washers and dryers, but the property is a 1972 build and it shows its age in ways that require consistent, proactive attention. You'll be doing real operations work here: tracking accounts receivable, managing the resident ledger, following up on delinquency, processing security deposit dispositions after move-out inspections, and reconciling month-end reports. The leasing side is part of the role too. You'll support traffic conversion, assist prospects, and coordinate renewals, including monitoring closing ratios and phone conversion performance.
Village Green, founded in 1919, is one of the longest-operating multifamily management companies in the country. That history means structured training, real career infrastructure, and internal mobility that newer operators simply can't match.
Compensation is $50,000 base plus quarterly bonuses, renewal commissions, and sales commissions.
What Strong Candidates Bring
- One to three years of multifamily experience, with real exposure to accounts receivable and collections
- Comfort managing resident ledgers and reconciling property documentation in a property management system
- Experience coordinating lease renewals and processing move-out charges
- Solid administrative instincts and the ability to hold multiple priorities without dropping details
- Genuine interest in the resident experience, even when enforcement is part of the conversation
- Working knowledge of Fair Housing requirements
What separates a good candidate from a great one at a property like this is operational composure. An older community surfaces issues in clusters: a maintenance concern, a delinquent account, and a move-out dispute can all land the same morning. The candidates who thrive here are the ones who triage well and follow through without being pushed. If you've worked a Class B or C property and know what it takes to keep NOI from drifting, this role will feel familiar in the right ways.
From a career standpoint, the Assistant Manager seat at a value-add or older stabilized community accelerates your development in ways that a lease-up role doesn't. You're touching every operational system at once, and that breadth maps directly to Property Manager readiness. Village Green's internal growth track makes that next step a realistic near-term goal, not a vague promise.
