Assistant Property Manager

Antelope Valley Apartments sits in Lancaster, right in the heart of the Antelope Valley, where the rental market skews heavily toward workforce and affordable housing. The area's tenant base is cost-sensitive, and compliance-heavy properties like this one carry real operational weight. Investment Property Group, a Park City-based firm managing 150 properties across 13 states, is hiring an Assistant Community Manager to help run this 120-unit tax credit and project-based Section 8 community.

Tax credit and project-based affordable communities operate differently than conventional multifamily. Waitlist management matters here as much as standard leasing. Move-in files have to meet compliance requirements before a resident ever gets keys. Delinquency has to be tracked carefully, because the consequences of mismanaging subsidized accounts ripple further than they would at a Class B market-rate property. If you've only worked conventional, the administrative discipline required here is a genuine adjustment.

Day to day, this role splits time between the office and the property itself. Morning walks to check common areas, documenting anything that needs attention and following through on corrective action, are a regular part of the routine. Inside, you're supporting the Community Manager on rent collection, maintaining accurate ledgers, running down delinquent accounts, and coordinating with the team when eviction proceedings become necessary. You're also fielding resident concerns, processing applications within compliance parameters, and keeping up with unit inspections. The schedule is Monday through Friday, 8 to 5, which is a genuine advantage over communities that run weekend leasing hours.

Being bilingual in Spanish and English isn't required, but in Lancaster's rental market it's a practical asset. A meaningful portion of the renter population in the Antelope Valley is Spanish-speaking, and the ability to communicate directly with residents, rather than through a third party, changes the quality of those interactions.

What separates a strong candidate here from an average one is comfort with compliance documentation and follow-through on delinquency. Strong interpersonal skills matter, but they're table stakes. The thing that actually moves the needle at an affordable property is accuracy and accountability in the administrative work, because errors in tax credit compliance or subsidy billing don't fix themselves quietly.

What IPG is looking for

  • At least one year of assistant manager experience at a multifamily community of 100 or more units
  • Hands-on experience with rent collection and delinquency management
  • Strong written and verbal communication skills across multiple audiences (residents, vendors, regulatory contacts)
  • Conflict resolution ability with a customer service orientation appropriate to the community demographic
  • Valid driver's license
  • Bilingual Spanish/English preferred

Compensation runs $24 to $28 per hour depending on experience and qualifications. IPG offers medical, dental, and vision coverage, life insurance, an HSA, an employee assistance program, a 401k with company match, and four weeks of accrued PTO.
