Maintenance Technician

What's Happening and What You'll Do

Cortland is holding an in-person hiring event at their Duluth, GA community on Tuesday, November 10th from 10:00am to 2:00pm, with on-the-spot interviews for two roles: Maintenance Technician and Service Technician. The address is 1335 Herrington Rd, Duluth, GA 30096. Bring your resume, driver's license, and copies of any certifications you hold (EPA, CPO).

The Maintenance Technician role covers the full range of building systems: HVAC diagnosis and repair, electrical, plumbing, appliances, flooring, railings, and structural components. You'll run preventative maintenance schedules on HVAC units, keep parts inventory stocked, document completed work orders, and stay in an on-call rotation for after-hours emergencies. You'll also flag hazards and monitor building systems like automatic doors and security cameras to support asset preservation. Active EPA certification (Type I, II, or Universal) is required. Experience range is 2 to 5 years.

The Service Technician role is the entry point. You'll handle basic repairs, make-ready tasks on vacant units, daily grounds upkeep, and resident service requests. EPA certification isn't required here. One year of relevant experience is enough to qualify. This role is a strong fit for someone with a solid work ethic and general handyman skills who wants to grow into a full technician position.

What You Bring

  • Maintenance Technician: 2 to 5 years of hands-on maintenance experience, active EPA certification, technical skills across HVAC, plumbing, electrical, and appliances, and the ability to manage multiple open work orders without dropping the ball
  • Service Technician: 1+ year in maintenance or facilities work, basic repair skills, comfort with hand tools, reliable and punctual, strong customer service instincts
  • Both roles require physical capability: lifting, ladder work, and outdoor conditions in Georgia heat
  • Both roles require a high school diploma or equivalent

A Few Things Worth Knowing

Cortland is one of the larger vertically integrated multifamily operators in the country, which matters here. Their in-house maintenance structure means technicians tend to have clearer escalation paths than you'd find at a smaller third-party management shop. Service Technicians who build their skills and earn their EPA certification have a direct route to Maintenance Technician roles within the same company, without starting over somewhere new.

The Duluth submarket sits in the northern Atlanta metro, an area with a dense concentration of garden-style and mid-rise communities. Cortland operates multiple properties in the region, so technicians who perform well often have the option to move across communities or into lead roles as the portfolio grows. On-call coverage is part of the Maintenance Technician job, so come in knowing that's a real expectation, not a footnote.
