Maintenance Technician

Meadow Creek sits in Boulder, a market where quality renters have real options and maintenance responsiveness is one of the sharpest differentiators between a community that retains residents and one that bleeds them. AIR Communities knows that. Their tech stack and shop organization reflect it. This role is a real maintenance technician position at a well-run Class A community, and the day-to-day reflects that expectation.

The work divides roughly into two streams: turns and service requests. Turns mean following a structured make-ready process so that every unit hitting the market is genuinely move-in ready, not just passable. Service requests mean troubleshooting whatever the day brings, plumbing, electrical, HVAC, appliances, building systems. AIR uses technology to route and prioritize work orders, which keeps techs moving efficiently rather than burning time triaging at the shop. The shop itself is fully stocked, which sounds like a minor detail until you've spent 45 minutes hunting down a part that should've been on the shelf.

On-call is part of the job. At least one week per month, you'll need reliable transportation and the ability to respond to emergency calls outside business hours. That's the honest part of this role that doesn't get softened: Boulder residents in Class A units expect fast response, and on-call nights are real. Budget for that when you're thinking about fit.

Pay runs $25 to $28 per hour depending on your actual skill set and trade depth. There's also a quarterly customer service bonus of up to $1,500 for techs who consistently earn strong resident satisfaction scores. That number isn't trivial. The 50% rent discount at any AIR community is a genuine benefit if you're open to living onsite or nearby.

AIR's internal development program, Ascend, is designed around individual growth paths rather than a one-size training module. For a tech who wants to move into lead or maintenance supervisor territory over the next few years, that kind of structured development is worth paying attention to. Multifamily maintenance careers tend to advance through demonstrated trade depth and resident service scores, and this environment rewards both.

What you'll bring

  • At least 2 years of maintenance experience in multifamily, facilities, or building maintenance
  • Proficiency in at least two trades: plumbing, electrical, HVAC, appliance repair, or carpentry
  • Availability for flexible scheduling including evenings, weekends, and on-call rotation
  • Reliable transportation for emergency response during on-call shifts
  • Physical ability to handle equipment and machinery as the work requires

Strong candidates in this type of role tend to be thorough on turns, not just fast. A punch list that's actually complete before a move-in beats a quick turn with callbacks every time, and the best techs know the difference.
