Affordable Housing compliance work sits at the intersection of regulatory precision and resident impact. Every file you review carries real consequences: a missed eligibility issue can jeopardize a property's tax credit status, while an unnecessary denial can block a household from housing they qualify for. This role at Asset Living demands both kinds of accuracy.

The Skills This Role Draws On Immediately

You'll use file review and regulatory interpretation from day one. The core of the position is evaluating Affordable Housing resident applications against current LIHTC requirements, confirming eligibility, and completing that review within a 24-hour window. That turnaround standard requires you to work with speed and accuracy simultaneously, not sequentially. Proficiency with RealPage OneSite Tax Credit is specifically relevant here, so familiarity with that platform shortens your ramp time considerably.

Strong written communication matters more in this role than people often expect. Your file reviews create a documented record that outside entities examine during tax credit audits. Vague notes or incomplete documentation can create compliance exposure even when the underlying decision was correct. Clear, precise written work protects the property and the portfolio.

What This Role Builds Over Time

The requirement to earn the Housing Credit Certified Professional (HCCP) designation within your first two years is a built-in investment in your professional standing. HCCP is a nationally recognized credential, and holding it opens doors to senior compliance roles, portfolio-level oversight positions, and consulting work within the affordable housing sector. You'll also attend TDHCA trainings annually and participate in third-party tax credit reviews, which means you build direct familiarity with how regulatory agencies and outside auditors evaluate compliance programs. That exposure is hard to replicate outside of a role like this one.

Monitoring shifts in LIHTC regulations and translating those changes into updated procedures is another skill this role develops deliberately. Tax credit rules do change, and the compliance specialist who can track those changes, interpret their practical effect, and implement modifications at the property level becomes genuinely valuable to a third-party management firm operating across a large affordable housing portfolio.

What Separates Strong Candidates Here

  • Comfort with a 50% travel requirement, including property visits, trainings, and conferences
  • A working knowledge of HUD programs, even if LIHTC is your primary focus
  • The organizational discipline to manage multiple file reviews under tight turnaround windows without cutting corners on documentation
  • Genuine interest in earning and maintaining the HCCP credential, not just completing it as a checkbox

Asset Living operates as a fee management firm across multifamily, single-family rental, build-to-rent, student housing, and affordable housing divisions. That breadth means a compliance specialist here works within a large, structured operation with real infrastructure behind it, including training resources, established procedures, and a compliance team with institutional knowledge. If you're building a career in affordable housing compliance, that organizational depth matters.
