Community Manager

What You'll Actually Do

Antler Creek is a new build-to-rent community in Oklahoma City, and this role runs daily operations there solo. You're the only on-site team member, which means you handle leasing, resident experience, property appearance, vendor coordination, and community standards without a colleague in the next office. Centralized support teams back you up on applications and move-ins, but the face of the community is you.

On the leasing side, you'll manage the full prospect journey: responding to inquiries, conducting tours, tracking traffic and conversion metrics, and pushing toward occupancy targets on a lease-up timeline. You'll also support outreach through local events, digital campaigns, and partnerships with nearby businesses. When a prospect becomes a resident, you coordinate with the Applications and Move-In teams to make sure paperwork is clean and units are ready on schedule.

Day-to-day resident experience falls here too. Community walks, handling concerns as they come up, coordinating with vendors, keeping the property looking sharp. BTR residents often expect a level of service closer to apartment living than traditional single-family rentals, so responsiveness and follow-through matter more than in some property types.

This position starts as temporary with the possibility of converting to permanent.

What You Bring

  • 1 to 3 years of leasing experience, ideally including lease-up or new construction
  • Active real estate license (required)
  • Valid driver's license and reliable transportation
  • Solid grasp of Fair Housing regulations
  • Comfort working independently and managing competing priorities without direct oversight
  • Strong communication skills across phone, email, and in-person interactions
  • Background in leasing, hospitality, or customer service

Context Worth Knowing

BTR communities are growing fast, and operators are still refining what the role of an on-site specialist looks like at scale. Evergreen uses centralized support for back-office functions, so this position focuses on the human-facing side of operations. That's a real advantage if you prefer working with people over paperwork, but it also means you need to be comfortable coordinating across teams you don't directly manage. Strong candidates in this type of role tend to be organized self-starters who don't wait to be told when something needs attention. If a unit isn't ready or a resident hasn't heard back, you notice and fix it.

Evergreen is headquartered in Dallas with operations across SFR and BTR portfolios. For someone early in a property management career, on-site experience at a lease-up BTR community builds skills that translate directly to community manager roles at larger multifamily properties.
