Community Manager Manufactured Housing Community PLUS HOUSING
Investment Property GroupManufactured housing community management sits at an interesting crossroads in multifamily operations. Residents own their homes but lease the land, which creates a distinct relationship dynamic, a different delinquency profile, and a compliance environment that varies meaningfully from conventional apartment management. At a 55+ community, that dynamic gets even more specific. Investment Property Group understands this, and they're hiring a Community Manager for Rio Verde Mobile Estates in Auburn, Washington to run the day-to-day with that full context in mind.
This is an on-site role in the most literal sense: IPG provides a 2-bedroom, 2-bathroom manufactured home on the property, carport and shed included. Living on site is required. The schedule runs Monday through Friday, 8am to 5pm, with occasional weekend availability when the property needs it.
What the Role Actually Covers
You're the operational lead for a 100-plus site senior community. That means rent collection, delinquency review, vendor coordination, lease enforcement, and compliance with the regulatory requirements specific to manufactured housing operations in Washington. You'll oversee the application and move-in process for new residents, manage on-site staff through hiring, training, and performance, and serve as the primary point of contact when residents bring concerns to the office. IPG also expects you to maintain active relationships with local community development agencies and law enforcement, which at a 55+ property is often less adversarial and more collaborative than it sounds.
On the financial side, you'll handle bi-monthly deposits, review delinquent accounts, and track resident receivables. You'll be expected to flag opportunities to improve efficiency and profitability, which means reading your numbers and offering real input, not just reporting upward. Marketing vacant lots or homes to maintain occupancy is also part of the job.
What IPG Is Looking For
- At least one year managing a manufactured housing or multifamily community of 100 or more units
- Direct experience with rent collection and delinquency management
- Comfort with property management software and basic accounting systems
- Strong conflict resolution skills, particularly suited to a senior resident demographic
- Fair Housing compliance knowledge
- Vendor coordination experience, from scheduling through quality verification
The compensation range is $34 to $38 per hour depending on qualifications and experience. IPG offers medical, dental, and vision coverage, life insurance, an HSA, an employee assistance program, 401k with company match, and four weeks of accrued PTO.
What separates strong candidates here is a specific combination: the ability to hold firm on community rules and lease enforcement while still being genuinely approachable at the office door. At a 55+ community, residents often have longer tenure, deeper attachments to their homes and neighbors, and higher expectations for responsiveness. A manager who treats every interaction as a transaction will burn through goodwill fast. The best community managers at properties like this run tight delinquency numbers and still know most residents by name. That balance is harder to hire for than it looks, and it's the real qualification IPG is screening for.
