Community Manager - Villa Del Mar Apartments
Sunrise ManagementIt's a Tuesday morning in Oceanside. A resident stops by the office before work to flag a noise complaint from the night before, a vendor is waiting on a signed work order, and you've got a unit turning this week that needs to be walk-ready before the new lease starts. That's a normal morning at Villa Del Mar, and it's the kind of environment where a good Community Manager finds their footing fast.
What This Role Actually Involves
Sunrise Management is hiring a Community Manager for Villa Del Mar Apartments in Oceanside, CA. This is a full-scope operations role. You'll carry responsibility for the property's day-to-day performance under the guidance of a Regional Manager, covering everything from staffing and leasing to fiscal oversight and resident relations.
On the people side, you'll hire, train, and evaluate on-site staff, set expectations clearly, and handle personnel concerns before they become bigger problems. You're the standard-setter for the team's professionalism and follow-through. On the financial side, you'll oversee rent collection, manage delinquency in accordance with California landlord-tenant law, complete daily deposits, monitor operating expenses, and contribute to budget planning. These aren't tasks you delegate away entirely. You stay close to the numbers.
Leasing and marketing are part of your scope too. You'll coordinate showings, maintain accurate records, keep pricing aligned with market conditions, and support renewal efforts to hold occupancy steady. When residents have concerns, you address them with empathy and within Fair Housing guidelines. Service requests get resolved within 24 to 48 hours wherever possible, and when they can't, residents hear from you.
Regular property inspections keep you grounded in what's actually happening on the ground, not just what's in the inbox. Move-in and move-out protocols, common area walk-throughs, compliance checks, these are habits, not checklists you visit once a quarter.
Pay runs $25 to $27 per hour depending on experience, and the compensation package includes an on-site unit.
Who Tends to Thrive Here
Sunrise describes their culture around resident hospitality, which in practice means the Community Manager sets a tone that filters down through every staff interaction and every maintenance response. Candidates who do well in this kind of environment tend to be self-directing without being isolating. They communicate clearly with their team, they don't let tension sit unaddressed, and they treat resident conversations as relationship moments, not transactions.
Qualifications that matter for this role:
- Minimum one to two years of property management experience
- Solid working knowledge of California landlord-tenant law and Fair Housing requirements
- Comfort with property management software and Microsoft Office
- Basic accounting fluency, particularly around collections and budget tracking
- A college degree or related coursework is preferred but not required
One thing worth knowing about California coastal markets: tenant protections here carry real legal weight, and delinquency handling requires precision, not just persistence. Candidates who already understand the difference between what a manager wants to do and what California law allows will have a shorter ramp-up and a lower risk profile for the property. That knowledge gap is one of the most common friction points for incoming managers in this state, and it matters here.
Benefits include medical, dental, and vision coverage, an FSA option, company-paid life insurance, and paid time off. Sunrise is a drug-free workplace and an equal opportunity employer.
