Community Manager- Russellville Commons

The leasing office closes at six, but a Community Manager's actual workday rarely does. At Russellville Commons in Portland, you might end an afternoon reviewing delinquency reports, then shift to coaching a leasing consultant through a difficult renewal conversation before the day wraps. The scope is real, and MG Properties is looking for someone who handles that scope without losing composure.

What the Role Covers

MG Properties has spent over 30 years acquiring, developing, and managing apartment communities across the Western U.S., and the Community Manager at Russellville Commons sits at the center of daily operations for the property. You'll carry full accountability for the site: building and developing your on-site team, executing the marketing strategy to drive traffic and maintain occupancy, and managing the budget with an eye toward NOI. Operational tasks span the full cycle of community management, from make-ready oversight and vendor relationships to resident satisfaction and lease administration. This is a team-leadership role as much as an operational one, and MG Properties expects its managers to actively develop the people around them, not just direct workflow.

Portland's multifamily market has softened from its pandemic-era highs, and operators here are watching concessions and MTM exposure more closely than they were two years ago. A manager who understands how to read a T-12, tighten delinquency without damaging resident relations, and adjust marketing spend in response to real traffic data will have a meaningful impact on performance at this property.

Qualifications

• Recent, direct experience managing an apartment community (this is a firm requirement, not a preference)
• Demonstrated supervisory experience, with the ability to hire, train, and hold a team accountable
• Working knowledge of budgets, marketing, and sales in a residential property context
• Yardi experience preferred
• Valid driver's license and proof of insurance
