Managing a 168-unit portfolio across two sites sounds straightforward on paper. In practice, it means splitting your week between Cottonwood Creek in Littleton and Elowyn Townhomes in Denver, keeping occupancy tight, delinquency low, and two onsite teams pulling in the same direction. What the Role Actually Covers

Your schedule runs Monday, Wednesday, and Friday at Cottonwood Creek (8801 W Belleview Ave, Littleton) and Tuesday and Thursday at Elowyn Townhomes (4725 W Quincy Ave, Denver). Splitting your week across two assets keeps the operational rhythm interesting but demands strong systems. You'll own the financial performance at both sites: budgeting, variance reporting, NOI oversight, and keeping an eye on the T-12 so nothing creeps up on you at month-end. Delinquency management, lease renewals, and concession strategy all fall under your scope, along with coordinating make-readies and tracking maintenance through to completion.

You'll lead an onsite team, which means coaching, accountability, and setting the standard for resident experience at both properties. RedPeak's philosophy is that residents should be treated like neighbors, and that expectation flows from the Community Manager down.

Compensation and Benefits

Base salary runs $60,000 to $75,000, with bonus potential on top of that. Benefits include full medical, dental, and vision, a 401(k) with company match that vests on day one, 16 PTO days, 10 paid holidays, and a 20% rent discount. RedPeak also offers a student debt repayment program, monthly maintenance bonuses, cell phone reimbursement, and up to $75 monthly toward a health club membership.
