Community Manager

Manufactured housing management sits in a distinct corner of residential property management. The product type brings its own regulatory layer, a close-knit resident culture, and operational rhythms that differ meaningfully from conventional multifamily. Investment Property Group, a Park City-based private investment and management firm with roughly 150 properties across 13 states, runs a mix of multifamily, manufactured home communities, and RV parks. This role places you at Alpine Vista Village in Loveland, Colorado, a 123-home manufactured housing community.

One detail worth flagging early: on-site residency is required. IPG provides a 2-bedroom, 2-bathroom manufactured home with a fenced backyard and storage shed as part of the compensation package. That arrangement shapes the job in real ways. You're not commuting to this community, you live in it. Residents know where to find you, and your investment in the community's quality of life is immediate and personal.

What the Job Covers Day to Day

The core of this role is operational management of a 123-home community. That means rent collection, delinquency review, lease enforcement, vendor coordination, and ensuring the property runs within budget. You'll oversee the application and move-in process for new residents, manage compliance reporting to any partner agencies, and handle the legal work-up when situations escalate. You'll also hire, train, and evaluate on-site staff, which means this is a supervisory position, not a solo operator role.

Resident relations carry real weight here. Manufactured housing communities tend to have longer-tenured residents with strong ties to their neighbors. Conflict resolution, grievance responses, and consistent enforcement of community rules require someone who can be firm without being dismissive. Liaison work with local community development agencies and law enforcement is also part of the job.

The schedule is Monday through Friday, 8am to 5pm. Hourly pay runs $26 to $30 depending on experience and qualifications, plus the on-site home.

What IPG Needs From You

  • At least one year managing a manufactured housing or multifamily community of 100 or more units
  • Hands-on experience with rent collection and delinquency management
  • Comfort with property management software and basic accounting systems
  • Working knowledge of Fair Housing requirements
  • Marketing and leasing ability to keep occupancy strong on vacant lots or homes
  • Valid driver's license
  • Strong verbal and written communication across residents, contractors, and local agencies

The candidates who perform best in this type of role combine administrative discipline with genuine approachability. Budget compliance and delinquency control matter, but so does the ability to walk through a community and have residents feel comfortable raising concerns directly. If you've managed a community where you knew residents by name and kept occupancy high through relationship quality as much as marketing, that translates well here.

IPG offers medical, dental, and vision coverage, life insurance, an HSA, an employee assistance program, a 401(k) with company match, and four weeks of accrued PTO.
