Community Manager - Riverchase Apartments
Ackermann GroupAckermann Group has been operating in the Midwest since 1938, and that kind of longevity in real estate development and property management usually signals something: a company that invests in its people and plays a long game. They're hiring a full-time Community Manager for Riverchase Apartments, a 216-unit residential community in Indianapolis.
This is a full-cycle operational role. You're responsible for the financial performance of the asset, the culture of your onsite team, the experience residents have from first inquiry through renewal, and the condition of the physical plant. That covers a wide surface area, which is exactly why this role builds so much. Community Managers who run a property at this level tend to move into Regional Manager positions or Director-level roles because they've already been doing the work: reading occupancy trends, reviewing NOI performance against budget, managing capex projects, coaching leasing and maintenance staff, and keeping delinquency in check. The skills compound fast when the scope is this broad.
Day to day, you'll spend real time in the software. Ackermann uses Yardi Voyager, Rent Café CRM, EliseAI, and AIRM, so comfort with property management platforms matters here, not just familiarity in theory. You'll pull reporting, evaluate financial performance at the site level, and work with your Regional Manager on strategy. At the same time, you'll coordinate with your Maintenance Supervisor on unit turns, preventative maintenance, service request pipelines, and capex projects. You'll also lead site meetings, participate in recruiting alongside Ackermann's internal recruiter, and handle resident and prospect escalations as the final decision-maker on-site.
One thing worth noting about AI-assisted leasing tools like EliseAI: they've changed how leasing teams handle initial prospect contact and follow-up. A strong Community Manager at a property using these tools knows how to read what the AI is generating, catch gaps in the prospect journey, and coach leasing staff to convert the traffic the technology surfaces. That's a skill that transfers well no matter where you go next.
