A resident knocks on the office door at 8:15 on a Tuesday morning, frustrated about a neighbor dispute that's been simmering for weeks. By 9:00, you've documented the grievance, reviewed the lease provisions, and scheduled a follow-up. That rhythm, calm, methodical, people-first, is what this role runs on every day.

The Role at Rio Verde Mobile Estates

Investment Property Group, a private firm headquartered in Park City, Utah, that owns and operates over 150 properties across 13 states, is hiring a Community Manager for Rio Verde Mobile Estates, a 55+ manufactured housing community in Auburn, Washington. On-site housing is included: a two-bedroom, two-bath manufactured home with a carport and shed. Living on-site is required. The schedule runs Monday through Friday, 8 to 5, with occasional weekend availability expected.

This is a full operational leadership role. You'll oversee daily property functions, guide staff, manage the application and move-in process, enforce lease agreements and community rules, and serve as the primary point of contact for residents, vendors, local agencies, and law enforcement liaisons. Delinquency management is a real part of the job: you'll review accounts, oversee rent collection, and handle bi-monthly deposits. Budget performance matters here, and you'll be expected to identify operational gaps and recommend improvements that protect NOI and occupancy.

Working with a 55+ demographic adds a layer of relationship complexity that goes beyond standard multifamily community management. Residents here have often lived on-site for years. They know each other. They have expectations about how a community should feel and function. Your ability to hold firm on policy while remaining genuinely approachable will matter as much as your financial acumen.

What the Role Requires

  • At least one year managing a manufactured housing or multifamily community of 100 or more units
  • Hands-on experience with rent collection, delinquency tracking, and basic accounting systems
  • Comfort with property management software
  • Experience hiring, training, and evaluating on-site staff
  • Knowledge of Fair Housing regulations and manufactured housing compliance requirements
  • Strong written and verbal communication skills for resident interaction, vendor coordination, and agency reporting
  • Some marketing and sales aptitude to support lot or home occupancy when vacancies arise

Candidates who stand out tend to be proactive about identifying problems before residents escalate them, and they treat vendor relationships as ongoing partnerships rather than one-off transactions. In a senior community especially, consistency in how you show up matters. Residents notice when a manager is reactive versus when they're genuinely running the property with intention.

Compensation ranges from $34.00 to $38.00 per hour depending on experience and qualifications, with benefits that include medical, dental, and vision coverage, life insurance, an HSA, an employee assistance program, 401(k) with company match, and four weeks of accrued PTO.
