You're managing a physical asset, a resident population, a small staff, and a web of local compliance requirements, all at once. At Alpine Vista Village in Loveland, Colorado, that means 123 homes and a community that Investment Property Group (IPG) holds to the same standards as the rest of its 150-property portfolio across 13 states.

What the Role Actually Involves

IPG is looking for a Community Manager to run day-to-day operations at Alpine Vista Village, a manufactured housing community. The work covers the full range of site management: rent collection, delinquency review, lease enforcement, community rules compliance, and vendor coordination. You'll process new move-in applications, handle resident concerns and grievances, and serve as the point of contact with local agencies and law enforcement. Budgeted financial goals and operational targets are part of the job, so you'll need comfort reading reports and identifying where numbers are trending the wrong way before they become problems.

Staff management is a real part of this position. You'll hire, train, evaluate, and when necessary discipline on-site team members. That requires consistency, not just warmth. IPG specifically calls out the need for common sense and good judgment in management decisions, which is worth taking seriously. You'll also need to stay current with regulatory requirements and submit reports to partner agencies as required, which is standard in manufactured housing but can catch people off guard if they're coming purely from a conventional multifamily background.

On-site residency is required. IPG provides a 2-bedroom, 2-bathroom manufactured home with a fenced backyard and storage shed. The schedule is Monday through Friday, 8am to 5pm, with compensation ranging from $26.00 to $30.00 per hour depending on your background.

What Qualifies You

  • At least one year managing a manufactured housing or multifamily community of 100 or more units
  • Experience with rent collection and delinquency management
  • Comfort with property management software and basic accounting systems
  • Demonstrated ability to handle conflict resolution while maintaining community standards
  • Marketing and leasing skills to keep occupancy strong
  • Valid driver's license
  • Working knowledge of Fair Housing requirements
