The Skills This Role Runs On

The financial side of this job is real and daily. You'll oversee rent collection, manage delinquency under California landlord-tenant law, handle bank deposits, and work within a budget you help shape. If you've ever had to defend a line item to a regional manager or flag an expense trend before it became a problem, that's the muscle this role uses. Proficiency in property management software and Excel isn't optional here; it's how the work gets done accurately.

On the people side, you'll hire, train, and evaluate on-site staff. That means setting expectations clearly, addressing performance issues without letting them fester, and building a team that can handle the day-to-day without constant hand-holding. Resident relations run through you as well. Service requests, lease renewals, community concerns, Fair Housing compliance: all of it lands at your desk.

Leasing and marketing round out the picture. You'll track market conditions, adjust pricing as needed, and make sure the property's advertising and showing activity stays consistent. Occupancy and traffic don't manage themselves, and at a property like this, you're the one accountable for both.

What the Day Actually Looks Like

A typical week moves between inspections of common areas and units, reviewing delinquency reports, following up on open maintenance tickets, and meeting with prospective residents. You'll handle payroll submissions, coordinate with your regional manager, and field whatever comes in from residents. The 24 to 48 hour service request standard is a real commitment, and keeping that up requires a team that's organized and a manager who stays on top of the punch list.

Encinitas is a competitive rental submarket with educated, discerning renters. Residents here notice when something's off and they'll tell you. Retention matters, and the way you run renewals and community engagement will show up in your occupancy numbers over time.

What Sunrise Is Looking For

Two years of property management experience is the floor. California landlord-tenant law knowledge is expected, not something you'll pick up on the job. A background that includes both leasing and financial oversight will carry more weight than depth in just one area.

  • Minimum two years of property management experience
  • Working knowledge of California Fair Housing, ADA, and landlord-tenant law
  • Proficiency in Microsoft Office and property management software
  • Experience managing on-site staff
  • Basic accounting knowledge: budgets, delinquency, deposit procedures
  • College degree or related coursework preferred
