Assistant Community Manager (Station Center I, Station Center II)
MidPen HousingAffordable housing operations carry a layer of compliance complexity that most market-rate properties never encounter. At MidPen Housing's Station Center I and Station Center II in Union City, the Assistant Community Manager role exists at exactly that intersection: day-to-day property administration plus the regulatory work that keeps affordable units funded and legally occupied.
MidPen has operated in Northern California since 1970 and manages more than 142 properties across 12 counties. These aren't market-rate communities with concessions and lease-up pressure. They serve working families, seniors, and residents with special needs, and keeping those homes stable requires precision in income verification, recertification, and Tax Credit Allocation Committee (TCAC) compliance. Experience with that regulatory layer will separate strong candidates from those who need significant ramp-up time.
What This Role Covers Day to Day
The Assistant Community Manager reports to the Community Manager and carries a wide operational scope. On the leasing and compliance side, you'll schedule income verification appointments, process lease agreements, manage the waitlist, assist with recertifications, and support Management and Occupancy Review (MOR) and TCAC reviews. On the financial side, you'll assist with rent collection, security deposits, petty cash logs, and bank deposit preparation. Turns are part of the work too: you'll schedule vacancies, prepare and monitor turnover forms, and coordinate with facilities staff to keep work orders moving on a reasonable timeline.
Resident relations here go beyond the typical leasing conversation. You'll communicate emergency preparedness procedures, coordinate logistics for resident meetings, and help maintain working relationships with local law enforcement and emergency agencies. Property inspections for maintenance and security issues are also part of your regular rhythm.
- Proficiency in MS Office; RealPage experience is a plus
- Strong written and verbal communication skills
- High School diploma or GED with at least one year of residential property management, customer service, or administrative experience (or equivalent combination)
- Organized, detail-oriented, and able to work independently with minimal supervision
- Genuine alignment with MidPen's mission serving diverse, income-qualified residents
Context Worth Knowing
Union City sits in the eastern Alameda County corridor where affordable housing demand consistently outpaces supply. MidPen properties in this area carry waitlists that reflect that pressure, which means waitlist management and recertification accuracy aren't administrative formalities. They're how the community maintains compliance with funding sources and keeps deserving residents housed.
For candidates building a career in affordable housing property management, this role develops skills that transfer directly into Community Manager positions: LIHTC compliance knowledge, HUD review preparation, and resident services coordination. Those are qualifications that carry real weight with mission-driven housing organizations up and down the Bay Area. The pay range is $21.15 to $23.80 per hour, based on experience.
