Either way, the Community Manager owns everything: budget, occupancy, delinquency, leasing strategy, renewals, staff performance, and reporting up to the Regional Manager.
Day to day, that means watching KPIs closely, staying ahead of delinquency before it compounds, and making sure your leasing team is executing on traffic conversion rather than just logging showings. You'll manage to an approved operating budget with real P&L ownership. Marketing initiatives, construction coordination, and client-facing reporting are all part of the job. Redstone uses Entrata, so comfort with property management software matters, though they'll work with candidates who are quick to learn.
Vermont's rental market is relatively tight, and Winooski in particular sits adjacent to Burlington and the University of Vermont, which means your resident base likely includes a mix of students, young professionals, and long-term renters. Understanding how to position the property in that market, and how to retain residents who have genuine options, requires more than posting specials and hoping for the best.
What You Bring
- At least 3 years in student housing or conventional multifamily, with 2 or more years specifically in a property manager seat
- Demonstrated budget management and P&L ownership, not just familiarity with financials but accountability for them
- Experience interfacing with clients or ownership groups directly. Redstone is a third-party operator, so client-readiness isn't a soft skill here, it's a job requirement
- The ability to manage multiple workstreams at once without losing the details
- Comfort with Google Workspace, Microsoft Office, and property management software (Entrata experience is a plus)
- Genuine ability to coach and develop on-site staff, not just assign tasks
