Community Manager

What You'll Actually Do at Music City Flat

This role puts you at the center of everything happening at Music City Flat, a multifamily property in Nashville managed by Karya Property Management. Your day pulls in multiple directions: reviewing the rent roll for MTM exposure and upcoming expirations, checking delinquency and making collection decisions, running through the make-ready schedule with maintenance, and staying on top of leasing activity from lead to approved application. You're also the person your on-site staff looks to for direction, accountability, and coaching on renewals and resident retention.

The compliance side matters too. Karya expects you to submit HR paperwork accurately and on time, which means you're not just managing people but also managing the documentation that keeps the property running cleanly at the corporate level. Emergency calls rotate to you when they need to, so this is a role that asks for genuine availability, not just scheduled hours.

What You Bring

  • At least three years of community manager experience at a multifamily property
  • Hands-on familiarity with leasing, renewals, collections, and maintenance coordination
  • Experience with Onesite (required) and a CAM or CAPS designation (a strong plus)
  • Clear written and verbal communication skills, especially when situations get tense with residents or staff
  • High school diploma or equivalent required; a college degree is preferred
  • Comfort working evenings and weekends on a rotating schedule

Where This Role Can Take You

Community Manager is the role in multifamily where operational and financial accountability converge. You're watching NOI through the lens of occupancy, delinquency, and renewal rates, while also managing the people who keep the property in good physical condition. That combination of skills, financial oversight plus staff leadership, is exactly what regional and district manager roles require. Managers who come out of Onesite environments with clean rent roll habits and a track record of retention tend to move up faster because those skills transfer directly to multi-site oversight.

Nashville's multifamily market has stayed competitive, and operators here expect community managers to run tight ships on both the leasing and the expense side. If you've been in a strong lease-up or managed through a value-add renovation cycle elsewhere, that context will sharpen how you approach this property from day one.
