This role is based in Jeffersonville, IN, directly across the Ohio River from Louisville. That market context matters: Southern Indiana has seen steady multifamily demand tied to Louisville's growth, and competitive awareness between submarkets is real. A manager here needs to watch what's happening on both sides of the bridge.
You're running the full operation. That means owning the P&L, keeping delinquency tight, managing capex projects alongside day-to-day maintenance, and keeping your leasing team converting traffic at a rate that sustains occupancy. Waypoint expects Class A-level service delivery, which means resident experience isn't a soft metric here. It shows up in renewals, referrals, and eventually in the T-12 when you're defending your numbers. You'll prepare and manage the budget, report on financial performance, and bring solutions when variances appear. Collections, expense control, and rent growth strategies are all yours to drive.
On the team side, you're recruiting, coaching, and holding people accountable. Leasing consultants, maintenance techs, service staff. Building a culture where the team performs consistently, not just when you're watching, is a core part of this job. Waypoint also wants managers who think ahead on talent, keeping a pipeline so you're not scrambling when someone leaves.
Marketing and leasing aren't handed off to a centralized team. You're expected to develop and execute outreach strategy, run market surveys, and stay current on what competing communities are doing with concessions, pricing, and amenities.
