Community Manager

Skills This Role Puts to Work Every Day

Running a 70-unit conventional multifamily community in Fairview, Oregon sounds like a straightforward assignment, but the skill set it demands is genuinely broad. You're reading financial reports and identifying where NOI is slipping. You're managing delinquency, reviewing receivables, and making calls on collections. You're approving applications, enforcing lease terms, and keeping Fair Housing compliance tight across every interaction. At the same time, you're coaching a small on-site team and fielding resident concerns that can't always wait for a convenient moment. That mix of financial fluency, compliance awareness, people leadership, and leasing instinct is exactly what makes community management the most transferable role in property management.

Investment Property Group operates 150 properties across 13 states, including multifamily, manufactured home, and RV communities. At a property this size, you won't have layers of regional support insulating you from decisions. You'll own the outcomes directly, which is what makes a role like this one of the best developmental experiences available in the industry.

What the Work Actually Looks Like

Day-to-day, you'll oversee all operational activity at Woodcreek Apartments. That includes managing the application and move-in process, running the approved marketing plan to minimize vacancy, and making sure every new and renewal lease accurately reflects community rules and any applicable addenda. Budget administration is a core responsibility. You'll review operational performance regularly, spot the variances, and recommend corrective actions rather than waiting for a regional manager to flag them first.

Staff leadership is a real part of this job. You'll conduct interviews, onboard new hires, manage performance, and create an environment where your team operates consistently and professionally. For a 70-unit property, that likely means a lean team where each person carries meaningful responsibility, so how you hire and develop people matters a lot.

The schedule runs Tuesday through Saturday, 9am to 6pm. Compensation comes in at $26 to $30 per hour depending on experience and qualifications, with quarterly bonus eligibility on top of that.

  • 1 or more years managing a conventional multifamily community
  • Demonstrated experience with rent collection and delinquency management
  • Solid grasp of Fair Housing, Landlord-Tenant law, and OSHA compliance requirements
  • Strong written and verbal communication skills across residents, vendors, and regulatory contacts
  • Familiarity with property management software and basic accounting systems (Yardi experience is a plus)
  • Valid driver's license required

Where This Role Leads

Managers who build a clean track record at a property like this, solid occupancy, controlled delinquency, a well-trained team, and budgets that close close to target, tend to move into multi-site or regional roles faster than peers who've only worked larger communities with more support structure. The compressed environment of a smaller property forces you to develop judgment and self-sufficiency that don't come as naturally when systems and staffing absorb more of the complexity. IPG's portfolio breadth across multiple states also creates genuine promotion pathways for managers who perform. That's worth factoring into how you evaluate this opportunity.
