A vendor is late for a scheduled unit inspection, two lease renewals need signatures before end of week, and a resident left a two-star review overnight. You review the delinquency report, then walk the grounds before your team huddle at 10. That's the pace of this role at Madison Woods, a Hawthorne Residential Partners community in Greensboro, NC.
What the Role Covers
As Community Manager, you own the full operation. Financially, that means managing the budget, tracking collections, overseeing deposit accounting, and keeping delinquency in check. You'll work inside Yardi and Knock daily, maintain accurate records, and report up to ownership and regional leadership. On the property side, you're conducting inspections, keeping curb appeal sharp, and coordinating with maintenance on work orders and preventative care. Vendor oversight is yours too, including quality, timing, and safety compliance.
Leasing and occupancy are central to the position. You'll support tours, guide prospects through the process, and push for strong renewal conversions. Pricing strategy and occupancy goals land on your desk, not just your leasing team's. You'll also manage the community's social media presence and keep common areas, amenities, and the leasing office presented well.
The people side is equally demanding. You hire, train, and coach both office and maintenance staff. Weekly team meetings, performance accountability, and individual development are part of your regular week. Resident escalations go through you, and so does the reputation management that follows a negative online review.
Qualifications Worth Knowing
- At least two years of property management experience, covering both leasing and assistant manager roles
- Six months of direct community manager experience in multifamily is strongly preferred
- Familiarity with Yardi, Knock, and Microsoft Office is preferred
- Valid driver's license required
- CAM, CAPS, a real estate license, or a property management license is a plus
- High school diploma or GED required
The office runs Monday through Friday, 9 AM to 6 PM, and Saturdays from 10 AM to 4 PM. One weekday off maintains a 40-hour schedule. Some evenings and weekends may be needed for resident events or community needs.
Compensation includes a base salary plus monthly leasing and renewal commissions and quarterly performance bonuses.
