Community Manager

Leasing is a skill set that shows up in every corner of property management, and this role puts it front and center. At Birch Plaza, the Leasing Manager carries the occupancy numbers, owns the resident communication, and steps into community manager responsibilities when operations call for it. If you're comfortable on the phones, confident in a tour, and capable of tracking ledger balances without losing the thread, this position puts all of that to work daily.

What the Work Actually Looks Like

A typical day runs from prospect calls and scheduled tours in the morning to follow-up emails, lease paperwork, and Entrata workflow tasks in the afternoon. You'll run renewal campaigns alongside new lease efforts, which means balancing traffic from new prospects while keeping current residents happy enough to re-sign. Resident ledger accuracy is part of the job too. Catching a billing error before it becomes a collections issue is real, unglamorous work that matters.

The title says Leasing Manager, but the scope includes budget awareness, delinquency follow-up, and staff coordination. You're not just closing leases. You're helping hold the operation together.

Student and conventional housing both live under Redstone's portfolio, and Birch Plaza sits within that system. That means company-standard tools, defined processes, and SEO and social marketing expectations as part of your leasing toolkit. You'll use what's given to you, and you'll be expected to use it well.

Skills This Role Relies On

  • Oral and written communication: you'll handle calls, emails, and in-person tours in the same shift
  • Sales and follow-through: traffic means nothing if you can't convert and retain
  • Organization and time management: competing priorities are constant, not occasional
  • Computer proficiency: Microsoft Office, Outlook, SharePoint, and Entrata are daily tools
  • Composure: some days involve difficult residents, and some conversations require patience you have to choose deliberately

Who Succeeds Here

Redstone is a large third-party operator managing over 38,000 beds across 20 states, which means there's real infrastructure behind this role. Systems exist. Support exists. What the company looks for in a leasing hire is someone who can run within that structure and still show initiative, someone who hits leasing goals through consistent follow-up rather than waiting for traffic to walk in.

The strongest candidates in leasing roles like this one tend to be honest self-starters who communicate proactively with teammates rather than waiting to be asked. Renewal rates and occupancy don't improve by accident. They improve because someone keeps showing up and doing the follow-through work even when the energy is low.

This role pays $14 per hour and carries a full benefits package including health, vision, and dental coverage, a 401(k) with up to 6% matching, PTO, paid holidays, and parental leave. For someone early in their property management career, the exposure to both leasing operations and community manager responsibilities makes the position a reasonable foundation for a future move into full community management.
