Community Manager
The Scion GroupWhat You'll Actually Do
This is a general manager role at a student housing community in Midtown Corpus Christi, and the day-to-day looks different from conventional multifamily management. Your residents are college students, which means your leasing calendar revolves around an annual turn rather than rolling vacancies. Come late spring and early summer, you and your team are coordinating move-out inspections, vendor walks, punch list completion, and furniture resets across dozens or hundreds of units, all under tight deadlines before the next group moves in. Scion uses Turnable to manage the electronic turn board, and you'll be the one accountable for keeping that board current and keeping your vendors on schedule.
Outside of turn season, your work centers on financial performance, team development, and the resident experience. You'll own the budgeting cycle (including capex planning), manage property expenditures, handle variance reporting, and work toward NOI targets. You'll also be the primary point of contact during after-hours emergencies, which is a real part of this role worth understanding before you apply.
Staff leadership is a genuine part of the job. You'll partner with HR and Talent Acquisition on hiring, oversee scheduling, and work with your team's growth in mind. Scion uses Lattice for performance management and has a stated interest in internal career development, so you'll be expected to know where your team members are headed, not just what they're doing today.
What You Bring
- At least three years managing a residential community and leading a team of three or more direct reports
- Comfort with property management systems, Entrata preferred
- Experience with budgeting, financial reporting, and vendor management
- Genuine conflict resolution skills, both with residents and between team members
- Willingness to be hands-on during turn, including physical tasks like moving furniture and cleaning units when the situation calls for it
- Ability to work non-traditional hours during peak periods and emergencies
- Eligibility to work in the United States (visa sponsorship is not available)
A Few Things Worth Knowing
Student housing runs on a rhythm that traditional multifamily doesn't. Delinquency patterns, concession strategies, and leasing velocity all behave differently when your entire community turns over at roughly the same time each year. If you've managed lease-up timelines or high-volume turn schedules before, that experience translates directly here. If your background is entirely in conventional multifamily, be honest with yourself about how much operational pressure a synchronized turn puts on a team and a budget.
What separates strong candidates for this role isn't just financial literacy or leasing knowledge. It's the ability to build a team that actually functions well under pressure, because summer turn in student housing is a stress test for your entire operation. Managers who thrive here tend to lead from the front, communicate clearly with vendors and staff alike, and stay calm when three things go wrong at once.
Scion offers health, dental, and vision coverage, 401k matching, paid maternal and parental leave, an annual discretionary bonus, and learning reimbursement. The position is exempt and based on-site at the assigned Corpus Christi property.
