Community Manager

Naples sits at a specific intersection that property managers either understand or don't. It's a seasonal market with a high-income renter base, tight year-round occupancy expectations, and residents who carry hospitality-level expectations about service. Aster at Lely Resort isn't a commoditized Class B asset where delinquency and turn volume dominate your week. The residents here expect to be known by name, and the community's reputation depends on it.

AIR Communities is looking for a Community Manager to run this property as a genuine business. That means owning the budget, driving NOI, managing leasing and maintenance staff, and staying close to both occupancy and revenue metrics. The compensation reflects the scope: a base in the $70,000 to $80,000 range, a 15% target bonus, and commissions on new leases and renewals. There's also an on-site apartment discount for anyone who wants to live where they work.

The role carries direct reports, so prior leadership in property management is a real requirement. AIR specifies at least two years in a leadership capacity within the industry, and four or more years of combined experience in sales, customer service, and asset management. Familiarity with platforms like Entrata, OneSite, or Salesforce will serve you well here given AIR's operational infrastructure. The schedule runs Tuesday through Saturday, which is standard for a community that needs weekend coverage, and hours can shift with season.

What separates strong candidates in a market like Naples is the ability to manage a high-touch resident experience without letting financial discipline slip. Revenue growth and resident satisfaction aren't competing priorities in this kind of portfolio; they reinforce each other. Managers who treat renewals as an afterthought or who delegate financial review without understanding the numbers tend to underperform at assets like this one. AIR operates with a metrics-driven leasing culture, so comfort reading a T-12, understanding concessions strategy, and tracking traffic-to-lease conversion ratios will matter from day one.

AIR's benefits package includes medical, dental, vision, and life insurance with HSA/FSA options, short and long-term disability covered by the company, a 401(k) with up to 6% match, up to 16 weeks of paid parental leave, tuition assistance, and reimbursement for job-related certifications. Fourteen paid holidays and an annual community service allotment round it out.

Qualifications AIR is looking for:
  • Four or more years of experience in sales, customer service, and asset management, ideally in property management or a comparable service industry
  • At least two years in a property management leadership role with direct reports
  • Demonstrated ability to use sales processes and performance metrics to produce results
  • Working knowledge of property management systems such as Entrata, OneSite, SmartRent, or Salesforce
  • Solid understanding of budgets and financial reporting
  • Availability for a Tuesday through Saturday schedule, with flexibility as seasons change
  • Reliable transportation
