Community Manager- Tupelo Alley
MG PropertiesIt's 9 a.m. on a Tuesday and you're already triaging: a leasing consultant has a question about a concession, maintenance flagged a unit that won't make the scheduled move-in, and the delinquency report is sitting in your inbox waiting for you to actually look at it. That's the job, and at Tupelo Alley in Portland, MG Properties needs someone who doesn't flinch at that kind of morning.
What This Role Actually Covers
MG Properties has been acquiring, developing, and managing apartment communities across the Western U.S. for over three decades. Tupelo Alley is one of their Portland assets, and they're looking for a Community Manager to run it. That means full operational ownership: budgets, occupancy, marketing, leasing performance, and the team doing all of it. You'll build out and lead your on-site staff, oversee the make-ready process, manage the property's financial performance, and keep the asset moving. This role touches everything from traffic and T-12 review to vendor relationships and resident retention. If you've been managing a property where someone else handled the hard parts, this probably isn't the right fit.
MG Properties also participates in profit sharing, which is worth noting. It means when the portfolio performs, the people running the properties see some of that upside. Combined with monthly and performance-based bonuses, the comp structure is tied to outcomes, not just hours logged.
What They're Looking For
- Recent, hands-on experience managing an apartment community. Not five years ago. Recent.
- Demonstrated supervisory experience. You've hired, coached, and when necessary, made hard calls about staff.
- Yardi experience is preferred. If you've been running a property without it, be ready to get up to speed quickly.
- Real operational range: budget management, marketing, sales, leasing metrics. You should be comfortable in all of these, not just one or two.
- Valid driver's license and proof of insurance.
Portland is a market with real regulatory complexity around evictions and tenant protections, and that context matters here. Community Managers operating in Oregon need to stay current on local landlord-tenant law, and operators who treat that as an afterthought tend to create expensive problems. If you've been managing in the Portland metro already, that familiarity with the local compliance environment is a genuine advantage.
MG Properties offers medical, dental, and vision coverage, a 401(k) with employer match, paid holidays, PTO, sick time, and rental discounts. Background check and drug screening required prior to hire.
