What the Work Actually Looks Like
Your week will distribute across both sites depending on what each property needs. Some days that means running inspections, reviewing make-ready timelines, and walking punch lists with maintenance. Other days it means sitting with leasing records, monitoring delinquency against State landlord-tenant requirements, and preparing budget notes for your Regional Manager. The financial side of this role is real: you'll oversee rent collection, complete daily bank deposits, monitor expenses against budget, and flag cost-saving opportunities before they become problems.
On the people side, you're responsible for hiring, training, and evaluating on-site staff at your assigned properties. That means building cohesive teams across two locations that may have different cultures, different needs, and different gaps. Fair Housing compliance, move-in and move-out protocol enforcement, and resident service response windows of 24 to 48 hours all fall under your watch. A valid driver's license is required given the travel between sites.
- Two or more years of property management experience, with multi-site exposure a genuine plus
- Working knowledge of State landlord-tenant law and Fair Housing regulations
- Proficiency in Microsoft Office and property management software platforms
- High school diploma required; college coursework or a degree preferred
- Strong accounting fundamentals: budgets, deposits, expense tracking, delinquency management
- Self-directed and organized enough to manage priorities across locations without daily direction
